I think you'd need to work with a local attorney and CPA to make sure you're not tripping over any wires accidentally (to mix a metaphor). 

CA only, it's on BLS,  local "news" has been talking about it too.

With the help of my local partners, I found solutions to these three issues that I’m going to use in my own development.

I can also share the local contacts I have made in the past decade for all the services you will need if you decide to pull the trigger ie: Notary, CPA, Real Estate law firms, photographers, property managers, financing, developers, etc. 

Not to mention AirBNB is catering to local regulations, politicians and the guests these days.
