To begin with, hard money loans are interest-only loans, and I did not have it set up right in my calculator.

But...If the average renter is being left behind, if their income can't stay in line with the cost of living, I fear it will lead to a larger crisis and continued intervention/regulation by government.  

It sounds to me that your aqusition stratugie and price point is where I would start, the right lender is the key if your buying without cash contact me and I will share with you what I did after my first flip and how that grow.

FYI - Andrew Kilbin is amazing but has left Lending Deck & is now with Kiavi.

I have one mortgage left and I send them $40,000/mo just to “round it off”.My suggestion was just in case they wanted extra cash as a security blanket.
