While this might not be critical if you’re purchasing an apartment building with many tenants on short-term leases, for multi-tenant commercial properties with tenants who occupy larger spaces, the information you can learn in tenant interviews is invaluable.

Interviewing brokers, reviewing offers, interviewing buyers, negotiating contracts coordinating property tours, coordinating due diligence/inspection tours, financials, questions, etc...  

I’m partial to North GA, but that’s just for vanity reasons ;)I think the first step is to start conducting zoom calls interviewing realtors and pick ONE to work with who can be your partner.

You can start interviewing firms too to make sure they would be a right fit for you.

Demand clarity from your brokerage.... understand the trade offs... and in the end interview with a few different brokerages until you find one that seems best for you. 46% split to company dollar is HIGH.... no matter what firm you're with.

Nevertheless thanks, ill keep interviewing GCs..and to avoid wasting their time, ill ask for payment terms initially upfront which I know can be off-putting to many GC's but at least won't be wasting their time.

You'll still want to interview several since the way one bank lends it's own money might be different than another bank's.
