After touring the house, I consider he probably cannot move all his stuff out by tonight and so I gave him two days of extension (until 11/2) but will start deducting his security deposit at a prorated basis starting 11/3 if he still can't move out by 11/2.

There are lots of creative ways to make this stuff work for everyone!

@Charlie Cooper   when you say "25%+ CoC" are you considering appreciation (internal CoC) or not?

It's much better to understand the Internal Rate of Return (IRR), Discounted Cash Flow, Future Value (FV), Cap Rates, Appreciation Values given a Rate, etc.

Comes furnished bit some of the stuff is alittle rough.

I think you bought in a good area for appreciation, you are right on the edge of some good stuff and near downtown.

Rules should be enforced consistently without me having to battle internally about it.

Then I transfer it internally in my bank into the individual building’s checking account.
