I am OR landlord.my previous tenant had bad intentions, he started accusing me of 1 thing or the other for last 4 months and I did not renew his lease. now he has accused me of retaliation and sent me demand letter without specifying any amounts, he doesn't want to discuss anything but sue me for large sums of damages.

A local attorney that deals with them is of course the best source.Sellers routinely have to sign affidavits attesting to no such disputes, and to indemnify the buyer, for whatever that is worth.I’d speak with the contractor, get a feel for his intentions, after learning the potential consequence, go from there.

Since the buyer has equitable, but not legal title, the seller can have additional liens placed on the property, either intentionally or unintentionally, and although legally obligated to have those liens removed he may not have the means or incentive to do so.The buyer is relying on the seller to transfer title at some future point in time.
