Hi, I broke my ankle in February and luckily the insurance company for where I fell accepted fault and I am expecting a decent settlement.

Life Insurance spreads are in the 130 - 170 space so mid 4%'s and mostly lower leverage deals.

I have tax implication concerns as my tax guy has been depreciating 3/4's of my costs/capex given that I rent out the other 3 units; so I think that I could only avoid capital gains on 75% of the appreciation.Newbie question but if I did a cashout Refi, they proceeds after I pay-off my 1st mortgage aren't taxable, right?

Hey all,Is anyone willing to share what they're paying for insurance on triplexes in the Boston area, specifically the 02124 zip code?

1031 proceeds have to be arranged to be received by an accomodater and not by you personally, so the first property won't work.The other 2 properties sound like they have already changed title as well & been sold so those won't qualify for 1031 either.

Disclaimer: Always check your local laws and regulations.That said, if the tenant does not move at the end of the month, you will probably have to initiate legal eviction proceedings. 

They must be very qualified, licensed, insured, bonded, good with documents and a very procedural bank.

I wasn't sure how to proceed without putting myself in a bad place.

So far I have found @David Greene 's, book on Long distance real estate investing insightful an helpful in laying out a foundation from which to proceed.

This lead is in Ohio, FYI.The seller/executor has agreed to a price around 50 cents on the dollar, but I'm unsure if I can proceed or if I need to wait for the inventory to be filed.Any help would be appreciated.
