I guess I'm having trouble communicating the notion of generating "creative" ideas of how to leverage the asset without interrupting the cash flow much and ideally increasing the overall return on the equity.So I'll put out one idea I had in order to, hopefully, spur some brainstorming in the direction I was hoping this thread would go:Say my stepfather wants to hold the property for 10 more years.

This information is readily available for you as a plan participant, it could be posted on your online account but if not call your provider.Loans if allowed are the best way to go, it's tax free $$ (unless you default) where as a Hardship withdrawal has tax consequences depending on your individual tax situation.

If you can't get it sold for cash you can turn it back to the seller (not ideal) or you can try to line up private funds to take it down and finance it.

I’ve known the note investor for over 20 years and they have a 150 million private placement fund to buy notes and are credible, proven and reliable players in the note buying industry.Annette, you won’t believe this but the idiots at SBA turned down the loan request so the transaction came to me from a realtor who sat in on my guest speaker 45 minute seller finance presentation last April.Perfect example how five entrepreneurs and one individual can do business better than the entire United States Federal Government.

The Series LLC was a non-starter as you have to keep separate bank accounts and accounting, which is just as painful as if they were individual LLC's.
