Has anyone had any success leveraging debt against your 401k?

Short back story - Became debt free after paying off $30k - Currently have $25k saved - Have been doing research, listening to podcast, read the book on rental property investing by Brandon Turner, and became a ProMember of BiggerPockets (learning how to run numbers with the tools here). 

An example is deeding a property valued at $100k from your name to your LLC or vise versa, you're now writing a check for $4,278.00 just to cover the tax payment to record the new deed, not including the recording fee and any fees collected by the title company or attorney representative who facilitates the transfer. 

Books I am reading currently include "One Thing" (re-read but for sure top 5 book of all time) and the "The 7-day weekend" which is a contrarian way of thinking about business. 

Does anyone list particular debt limits (like, "no debt in excess of $1000 that isn't in a payment plan") as part of their screening criteria?

SO, I am paying $782/mo to rent my house to the renters (not including any maintenance costs)!

Should the time 0 investment only include the cash investment (down payment) or the full purchase price (down payment AND mortgage amount)?

I learned about the power of leverage and used that equity in my two paid off rentals to scale up to 25 SFR with debt (on 18 of them) vs just my original  two paid off properties.
