You can designate multiple properties as potential replacements and the properties don't even have to be identical - any real estate for investment purposes is considered "like kind".

You could also use the money you make to grow your landscaping/construction company (hire workers or buy equipment that can make you more money) or simply branch out (such as getting construction/landscaping jobs and subcontracting the work out to good subcontractors so you can make a profit).

Here is a list of some of the equipment we keep on hand:- mobile AC units (looks like a dehumidifier)- electric heaters (several, because I don't like frozen water pipes)- shop vac- puddle sucker pump comlete with long discharge hose and extension cord- carpet fans- 30" squegees on a broom stick handle- ozone generatorYour ability to respond within hours and show up with first aid keeps your tenants on your side, becaus they pysically see the steps you take.

This is a very unreasonable request, it is over-taxing your equipment and shortening it's life by running constantly...you have the facts to back you up....and next time, never promise that a system will maintain a specific temperature, you're just asking for trouble like this.
