ALWAYS put your website on the mailer as 42% of people prefer to respond to offers online vs the phone - so if you only give your phone number then those 42% will not respond.I take it one step further and create a personalized landing page for that particular landlord that talks about their SPECIFIC house.

If comps, meaning recent (<90 days) comparable (ideally same floor plan, at least similar sq.ft., same beds and baths, similar location) sales are $149-167 I'd think a listing price under $149 would be in your best interest.

Hi all,I suspect my understanding of liens is faulty, otherwise someone else would probably be doing this already:Search county tax rolls (many of which are online) to find delinquent/forfieted tax properties in areas you like.
