You are going to have to probably download and run the same reports anyway to provide them to file for you so I would personally recommend doing this yourself for the first 6 months and then figure out if you really need a service to do it for you, especially with only one property.

Once your paid you simply log on click download transaction and they sync the payment with quickbooks.  

Take the time to use the tools of the trade, even a downloadable spreadsheet will help you calculate where your numbers should be.
