Yeah definitely a horrible deal, you will end up losing money every month after all your expenses.

Same here but its more the floodgates are opening after the horrible winter we've had.

You know you are a real estate investor-When the thought of mold doesn't scare you instead you go hmm I'll just add it to the budget and get a big discount on the property.You know you are a real estate investor - When the appraiser says to you - "Oh my god this property is horrible- its worse than the last one I saw of yours- You would need the balls of an ox to take on this house" and you think to yourself- Really hmm I didn't think it was that bad, I LOVE this house but since you mentioned it let's see if you can get me a bigger discount on it.You know you are a real estate investor- When the agent doesn't want to stay in the house cause its filled with roaches and you are like - I've seen worse- THIS ONE TIME and you start rambling on with a story while she is trying to get out of the house before roaches decide to go home with her...

Or is that a horrible idea?

That said, there are certainly a boatload of horrible agents who can cost their clients time and money.

Horrible contractors?  

I don't have any kids yet, but my plan was to aggravate them so horribly bad that they decide to educate, as opposed to me forcing it on them.

So it's not as though I had any relationships to bank on before I yelled for help with the horrible "mortgage-gone-wrong" drama.

We have one son [also Autistic] who suffers horribly from neurological pain [not from autism] and, after spending hundreds of thousands of dollars keeping him alive, were worried about how my son would fare after we are gone.  

As far as my fears of having a horrible tenant as a first time landlord, I would say this isn't a bad situation to be in.
