He is a veteran and has a good relationship with our local CU, however I think we may need to be a bit more creative.

I hope to build many great relationships here. 

On one hand, if you want to manage a project such as a flip, you'd probably want to be nearby so you can be there to manage - at least until you've developed enough solid relationships with contractors and such.But, if you want to do turnkeys, you probably won't be able to finance anything in So Cal that would cash flow.

It's generally a sign that we're mismatched and the relationship isn't going to work.

I only buy from banks I have a long working relationship at this point.

Some sheetrock, wall repair, paint, screen repair, hanging fans and fixtures, checking the A/C, etc.I would like to establish a long term relationship with a contractor that has the skills, reasonable pricing (as we will do a lot of these), and can pull permits where needed.If this describes you... please contact me...

My rep has been really helpful along the way and the process has been actually easier than the properties I historically invested in with others over the years.

I've done some where the seller holds 100% of the purchase price, but that has been the 3 or 4th sale with the same seller over several years so by then we have a good comfort level and working relationship. 

I've also had luck with building a relationship with a local/regional bank for a cash out refi on a project I did to free up cash to buy more properties.
