I am stuck at this point with a half bath, kitchen to be done.

My father owns his Airbnb house completely and has offered to let me buy half of his Airbnb house.

I currently have 10 doors and about half my tenants pay by check and half pay using Venmo which for now is the App I use.

When I referred to minor things yes, I included the insulation and some burnt lightbulbs, windows that don't open, a half working oven and dishwasher, and a tree growing next to the house tilting the condenser to the side and too close to the foundation (inspector and plumber said it will have to be removed to not mess up with piping under the house).

I have about half of my entitlement left.

Mine has the washer and dryer in it, mainly because of it's location it's very difficult to get one in an out of the laundry room/half bath.

Ideally, we would be looking for a long term rental in the other half, but realize this would be challenging given the zoning. 

If not, you could look for a duplex that will let you live in one half and rent out the other half.
