., I'm slightly biased, but before I joined @David Greene and his team, I read "Long Distance Real Estate Investing" and it stoked my fire. 

If you MUST get a dumpster, it's your job to keep it clean and not overflowing.

Also cleaned up over grown yard and trees and put in a lawn.

Most renters just want a clean, livable, and nice-looking space to call home. 

They will be buying nice furnishings, they will clean it after every guest, they will make sure the sink isn't clogged, they the rugs don't get torn, they fix everything bad immediately. 

I'm VERY green when it comes to borrowing money, buying real estate, renovating, etc. so I feel a bit safer going with a more traditional loan vs hard money loan..
