I know some high net worth individuals (meaning over $10 million in liquid assets) who allocate closer to 40 or 50%, because they keep close track of individual investments. 

Perhaps I'm more sensitive to it since I dealt with many short sales, and the last thing I'm going to do is let a wholesaler tie it up for 90 days, then walk, and my seller is 90 days closer to a Foreclosure auction.  

I'm always writing down addresses of the vacant places with high grass and such.  

I like the charm of most north end homes, but I prefer finding some projects closer to where I live.

If they are willing to come down lower on the price, closer to what I think the market price is, then it's up to you but buying it as your home vs buying it as an investment are two different things.

I would just count this as a cost of doing business.I also think it's probably hard to enforce tenants killing some grass.  

You being from Decatur, you are much closer to Chamblee.

If I were the investor, It would appear to be closer to a 90/10 or 85/15 to me, unless you at least were the guarantor of the note(s).
