Perhaps I'm more sensitive to it since I dealt with many short sales, and the last thing I'm going to do is let a wholesaler tie it up for 90 days, then walk, and my seller is 90 days closer to a Foreclosure auction.

If they are willing to come down lower on the price, closer to what I think the market price is, then it's up to you but buying it as your home vs buying it as an investment are two different things.

If I were the investor, It would appear to be closer to a 90/10 or 85/15 to me, unless you at least were the guarantor of the note(s).
