I would buy a cheapo foreclosure in the 70s and flip it and make a few grand.. thought this is cool.So for me personally I had no conscience thought of I want to quit my day job it was my day job.. it just became my lifestyle.. so I don't have the same thought process of many since I have never ever worked for anyone but myself always been and independent contractor or owned my own business.Just worked what was hot when it was hot.. it was 2001 when I discovered the mid west rental game.. and I built up a pretty large ( for the day HML company specializing in A and D loans for turn key providers.. this led me to do business in about 15 markets and get a rather unique perspective of most of the US markets were rental game is the thing to do..

What is customary in your area, sometimes a note will do it, sometime a hundred bucks, often a grand and in somplaces they may want a % of the sale price offered.
