I am not an expert here but the idea of giving him a taste of what you can do with just a small portion of that money sounds like a grand slam idea.

Throughout my life I've met people who flip homes and only make a few grand on a deal that took 6+ months.

Hey @John Jackson ... people move.People also separate, divorce, etc. and grand plans change mid-life. 

Highest and Best along with escalation clauses have been tactics used by sellers around here (Grand Rapids, Mi) for a few years.

Maybe I missed it but how much were the purchase prices on all buildings to get the 6 grand in rent before we go all  nuclear mode

The parthenon at centennial, love cir used to have a great view of the city, plaza mariachi is a unique multicultural experience, we have a topgolf now, grand ol Opry, soundwaves at opryland is new, drive up and down music row, the res a cool 'secret" speakeasy under the noelle hotel.

She fought me on return of whatever security deposit balance she paid into, even though she caused couple of grand of damage to the house after only living there for 4 months.

Sounds very similar to what is going on around here in Grand Rapids, MI.You gotta be fast, but not only that, you'll more then likely need to go above the asking price for the MLS houses.Everyone and their neighbor seems to be reinterested in real estate again!
