One thing I liked was that it already had 3 gas meters and 4 electrical meters, so it came with a bit of what we needed to split it to multiple units.

@Tim Puffer,  the units have been completely redone with granite countertops, hardwood floors, new windows, and we have recently converted from oil to natural gas heat.

I am adding a second full bathroom, and also need old gas lines running through the house inspected/removed.

We provide the lawn mower and a shovel as well as reimburse for gas and salt. 

I would also make sure the gas lines water heaters and furnaces are all separate for each unit and they’re updated.

I use this same approach with bankers, brokers, lenders, inspectors, mailmen, cashiers at the store, gas jockeys, the list just keeps going on.

For gas fireplaces - I've checked into it 2 months ago, contacted 2 or 3 different shops and the quote is about the same, maybe $100-200 difference.
