For me, what happened before the deal is I got a great education, I met my wife, I got a good job, I let them pay mostly for grad school, I gained the confidence I needed to take a risk.

My questions is, since they are on the deed will they have to pay capital gains tax if I where to sell?

If so, it's important to gather as much insight as you can from the owner and or sellers agent, concerning the lease terms.

What insight might you like to see out of something like that?

My recollection is that if it is your primary home for 2 out of the last 5 years there is no capital gains tax on the increase in value up to a $250K profit for a single person or $500K for a married couple.
