There is no time cap on the $1M mark.I have immersed myself in many educational materials over the years and plan to continue doing so wrt multi-family RE investing.

When commiting capital improvements/upgrades, consider what it's worth.

I have purchased many off-market deals in California, but one other that was a great deal: I purchased a single-family residence off-market, negotiated the owner down to $310k, and the property appraised for $380k.

and you can also then 1031 into another small multi family that you also live in part of and rent part of. 

But my biggest loser, a single family in Commerce City, CO that I lost $180k on over 10 years.

We would then use the short term rental income to fund the long term multi family portfolio state side.
