Are hotels always more profitable than apartment complexes?

Much more rent is collected from a hotel.To give specific examples, there is a $4,500,000 hotel for sale in Orlando, FL that profits $1,100,000/year.... there is also an apartment complex for sale for $5,300,000 that profits just $540,000/year.How do these two types of properties act in a recession?

In my location the landlord can collect a security deposit not to exceed the equivalent of two month's rent, and as much prepaid rent as the tenant is willing to pay (but it has to stay in an escrow account until the rent is due).I was looking for pros and cons for both options and you gave them to me, thanks!

How to manage a PM? My PM keeps my rentals occupied but no cash flow

I feel like I should at least be making some cash flow, but after the mortgages are paid, PM collects her fee (8%) and any repairs,maintenance, taxes or insurance are paid, I'm left with no extra income. something seems amiss here and when I ask PM she says this is normal and to be expected the first few years of owning rental property.

I don't know about MD, but in Georgia you have a unilateral 7 day extension on RE contracts (either party can extend for any reason).

For me, the benefits outweigh the drawbacks so I will continue with the deposits because the tenants I pushed to this option were the ones who kept asking me to come collect the rent in person.

The bedroom ceiling drywall, one wall, and the bedroom carpet all had to be replaced.To be fair, the tenant had no access to the downstairs bedroom, but his negligence to let me know of the water leak in the upstairs kitchen led to extensive water damage.The insurance company said they estimated the damage to be $5,489.

The biggest issue is that tenants do not clean the filters as often as they should which can result in a more extensive and costly cleaning being necessary.
