I am trying to get the ball rolling to purchase my first property.

This is a good comp exercise.  

Then refinanced, bought 3 more properties and refinanced all of them and the snow ball effect started for me consistently investing every penny back into the business buying more and more properties.

I need help in getting the ball rolling.I am a licensed Electrician.

I made quite a few low-ball offers, but really I just wanted to get some experience seeing places while I saved up the money for a down-payment.

Waiting will only mean missed opportunities while trying to time the market, which is pretty difficult without a crystal ball.
