As for brick houses, they certainly can be cheaper when it comes to renovations since in many cases, all you have to do is pressure wash and fix a few boards or siding pieces on the soffit and facia.With all that said, you probably want to find a contractor or two or three that are willing to look at some potential flips and give you some prices as well as some guidelines on estimating the renovation costs on other houses.

One piece of information I forgot to add was that the lease has already expired in October 2022 (Denver, Colorado).

If you really want to make a dent, get a piece of property with extra land to build on.  

If there is something within 5 hours of me that has the same cash flow as spots like vegas and phoenix, Im all ears.

I've already posted the first proposal, in the "Multi-Family and Apartment Investing Forums" I got some good real-estate pieces of advice 2 days ago.

@Arlen Chou yes vinyl planks for the bedroom I have the master bedroom left but thank you for the inspirational words every piece of information and encouragement in the BiggerPockets Community has really helped a lot thanks a ton guys!

In the meantime, I may try to explore other markets while keeping my ear to the ground for local deals.
