Most houses in my plat are 2,600sqft and for livable space above the front door so is mine but I have 1,000 sqft of finished basement with a walk out back yard.

Of course I know this number will vary and flucuate as life goes on, but as of right now I would only need 14 doors under my control in order to "Retire" :) I would like to get into multifamily investing, but I know at first I may need to start of small.

That door could get kicked in by federal agents at any time and your assets (cash) could be seized for a very extended period of time.

even with 20-25% down that would put you at a 100k property or neighborhoods under 50k per door which are probably C class neighborhoods.

For your first purchase, I would look for a 2-4 door asset that is underperforming with some value-add potential within a B/B- market.
