When I deal with Bird Dogs I tell them what Zip Codes I want to find properties in, what specifically I am looking for in that property (duplex, SFR, Fire Damage, Vacant, etc .), and I make sure that they have checked and double checked the property address.

Hey, I would like to know if anybody is looking for a bird dog in the Philadelphia area I have found several properties but I cannot put them under contract until I turn 18 but I still wanted to get the hang of getting leads so I would be prepared in April, please let me know if your interested.

I’m not really sure why human behavior is so predictable, but looking over the past several decades we have seen tidal waves crest and collapse leaving anything and everything in its path wiped out.Below are a couple of "bias" tips that I have learned over my years of investing through uncertain times that hopefully can be implemented in your investment narrative.

I had someone look at our 3rd floor condo,  when I told them no pets, they replied I have a 10 year old dog that can't get around.

So investor loans were dog tough to get and only for the most well qualified.. and rates now are still historic lows they dropped actually in December at least owner occ did.. so depending on the area and if you have uber capacity to transact you can take advantage.I look at a lot of the folks that post here and many are in areas were houses are priced like autos pretty easy to buy 4 houses when they are only 20k each.. :)  so keep in mind things get tough financing could hinder your ability to partake  today financing is still very strong.

I'm ready to jump into real estate but, I myself would also like to have my own home so I can finally settle down for a bit and allow my dogs to actually have a yard.

There have been some absolute home runs and a couple of dogs. 

However, given one of the dogs is a German Shepherd, I do worry if the fence would give any protection should the dog get triggered and go after neighbor's kid?  

This just seems like strange behavior to me.
