Plug your property's address into Rentometer.com, and then discount the median rent amount it tells you by at least 10% to be on the safe side. 

Hello BP members, I am looking to invest in an area that is dominated by college students and was wondering if anyone has attempted to give a small discount on rent at the end of a semester pending the maintenance or improvement of a tenants GPA?

@Chris ButlerI have read some investors give a discount of $25 or $50 for those months that Tennant's pay on time.

The other thing is that the impression of direct mail is an investor looking to get a discounted property, which isn't what you're doing, you have a much more compelling narrative that you just love this neighborhood.  

A flip is when a property is purchased at a discount and sold without a discount.
