He called me last night and mentioned the bank wanted me to write up a mechanics lien disclosure or something of the sort that the seller has to sign before closing. 

There are a few providers in the US and typically have a generous referral program for leads.Full disclosure: The providers of this service justify a fee on your sale proceeds by facilitating the deferral of taxes on your sale.This might be a good option for your seller!

@Stefan Druzdzel - Regarding the inspection reports I don't know but here are some ideas:  The seller has to give some specific disclosure in PA from what I remember and so maybe you can ask them for the reports are part of the disclosure.

We were going to have it off of one tenants panel and had the paperwork with all the disclosures.

In this way they collect a commission for themselves and cash out their equity.Many different ways to do things as long as full disclosure is given.

Full disclosure, I work for one of the "big 4" banks and can tell you there are pros and cons to each and it depends on how you want to run your business.
