Florida panhandle can be the same way, super slow in January and February but explodes when spring rolls around (not saying it has the same returns, but similar in seasonality).

@Charles Schmidt I have a couple friends who house hack its a good option to get things going but requires a'lot of management and being hands on so IMO its not a super scalable strategy.

I love Ohio city and Tremont as they as super close to downtown without all the traffic (not so much with covid though)I currently am house hacking a duplex in Old Brooklyn as you mentioned in your post.
