I would focus on absentee owners with a high equity position, probates, code violations, and dispossed landlords (these can be found by looking up court cases where a landlord filed to have his tenant evicted).

Find something,anything that is a violation of the lease to start eviction if you can.When you go in front of a judge in eviction court they will ask the tenant if they gave you something in writing.You have to swear in front of the judge to tell the truth.If you don't the judge can throw you in jail.We find tenants say lot's of things but when they are under oath most will not lie.They might try to omit certain info but the judge pulls the truth out of them quickly (within a few minutes).Some judges are more sympathetic to tenants and others more to property managers and landlords.It depends if you are the first or last case of the day and how that day has gone for the judge.If he is not authorized to have a pet you can evict based on that.If the apartment complex doesn't care and they are driving you nuts then go work at another complex that doesn't handle their business that way.One thing is for sure I wouldn't let them abuse me.

I have done some research and found out that 2 of them are still in court, and 1 has nothing on it.The 2 homes that are in the foreclosure process are in a nice neighborhood, and other then a lot of weeds growing around them they would have some really nice curb appeal.

There is a very likely outcome that you will be holding a note with an uncooperative homeowner/squatter, you will get to pay attorney/court fees and insurance costs while receiving no payments through a long, dragged out FC process, and then the pot of gold at the end 18 months later is a trashed house that is worth half what you hoped and you will have to pay up the 2 years of unpaid property taxes to boot.Just remember, there is a reason these existing lenders are dumping the note rather than doing a workout themselves.
