Unless the neighbor can prove that they warned the property owner with the tree that the tree was a hazard/ asked them to cut the tree (in writing, ideally certified mail or an email that shows it was received) because it was dead and in danger of falling, and can prove the owner was negligent in not taking action, then it is the person whose property the tree fell on who is responsible for any damage to their property.   

Finding partners online is a dangerous crapshoot and not something anyone can do reliably.

@Jillian Peterson I have several clients in Duluth and have met a few investors there so my knowledge might just be enough to be dangerous, so take it with a skeptical eye. 

It's has quickly climbed the list of one of the most dangerous cities for violent crime.  

But in reality, analysis paralysis is dangerous.

That could be low credit score, felon friendly or accept dangerous dog breeds.

@Dana PowellLooking at random posts and blogs is dangerous: too much crap out there, like some clown mentioning that loans under 30 years are treated differently from longer ones.

However, beware of breeds on the insurance companies "dangerous dog list" as they will not be covered for liability.

I agree with @Cassi Justiz that I think it can be more dangerous in the HCOL areas.
