One unit has bedrm and bath closed off due to water damage, it's currently rented as a 1BR but could be repaired and rented out as 2BR probably for an additional $200-300/mo.This seems like a steal, assuming everything checks out with house inspection etc, but what makes me most nervous is I'm not planning to do this full time, I have a job and I can't be driving up there every week to coordinate the repairs and check on them.

The past 2 days, it has been rather hot in this area so I wasn't sure if the heat caused the gases to expand which caused the bubbles or if its just shotty work.

I love it though Sue the Bastard knew jerk reaction to a situation that just needs a little more negotiation's.I have personally stopped escrows in this exact situation money in everyone signed but not recorded or dispersed.. one call with my instructions to stop it is all it took... if the lawyer or closing attorney did not head that and went ahead and recorded then you have cause for action.but anyone who knows anything about the legal system knows court battles take years and a lot of money.. these guys will work it out...

It would not make sense to do that without also putting on new gutters, because those rusted out galvanized gutters caused the rot in the first place.

@Or Yeger Yes I agree with Dian I worked as Investment Analyst for a Private equity, for a while and Did a lot of Land Banking and NPN, the only thing I disagree is the returns try more like 3.1% in this current market. also be careful cause, some people that may sounds knowledgeable, may really think they are but don't, know specially a complicated subject that not everybody in Real estate knows like NPN.
