As far as your next steps, start looking at ALL property for sale in that area, have a realtor start giving you email drips daily for those zip codes.

@David G  I know some developers used/invited me at planetbids, but you have to invite bidders. if you do this regularly, this might be good for you. cmdgroup also is good, most govt contractors/architects use them, so be prepared to get ridiculous bids (unionized price), they have a good number of subscribers that normally get daily bid alerts, maybe you will get lucky.bidsync also is like cmdgroup.be sure to put price range, some contractors setup their alerts to only 10k-200k, some only want to get 10m-100m.Good luck, hope this helps.

My recommendation of out of staters is true turnkey projects where the investor is truly hands-free and not involved in daily property management and intricacies involved in Class C- and D properties.Just my opinion.....Thanks again.
