Good afternoon, I am currently under contract for an investment property in Detroit.

Hi Everyone,I'm currently an investor in 2-4 unit buildings and am interested to hear your thoughts about whether to 'level up' into larger multi-family or commercial properties, expand into new markets, or continue on my current path in the same city. 

I just don't see me sifting through leases and figuring out move in/out dates as a good use of my time.Perhaps I will just send an email to each PM requesting the current vacancy rate,  and their associated units along with the rest of my monthly reports.Thanks to anyone that wants to share their experience in this tracking.Cheers.

I'm currently completing the site map of my property so I can submit my permit application. 

Is it easy to just buy a property and STR it? or are there too many restrictions to go through now?

You should only consider switching when your current software has a significant flaw or lacks features that force you to spend excessive time on workarounds.

Currently, when I include both refinance and sale proceeds, I get an unrealistic XIRR of 49%, while the average cash flow throughout the investment (7-year hold period) sat around 8%, and this seems incorrect to me. 

My wife and I are currently househacking a duplex and I'm not sure if we will ever be able to live in a single family again!

My office has used both of these and currently uses Appfolio.
