They got your property boarded up and secured likely while the fire department was still winding up the hoses, that's a big benefit to you as there are folks who listen to the scanners and go in after unsecured fires to gut out/steal the copper pipe and wiring immediately after the authorities are gone.

A high Hoa can steal and profits you might hope to make. 

I could leave my front door open for a week and someone wouldn’t walk by and steal a fridge and TWO stoves.

Also there are other areas in the country to invest but the news stories don't lie they are not going to give you 15% to 20% ROI you can still find steals in Detroit almost in the 30% ROI range.

People who have inherited a lot of money, who aren't personally someone who has either been a property manager or owned income property and done their own books and discovered they've been ripped off - are some of the people most targeted.Just, take a minute and look over a normal PM contract, and look at all of the ways that a PM can potentially steal from an owner. 

My say is "licence plumber = licence to steal"  But good thing he taught you what he is all about on a small job.

My best deal to date was from one of these realtors alerting me to a property that fit my criteria and was an absolute steal.
