DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

Of course tenant attorney says there is no cause, tenant pays and there is no merit to the termination.Termination letter served (sent by PM 90 days prior that puts end date at 2/29/2024) is based on a lease paragraph stating tenant did not abide by lease regarding “agrees no drugs or other illegal substances will be used, manufactured, sold, or distributed, on, or from the property.”

He is the only person on title but of course in the State of Florida when you are married, the significant other is owed 50% of everything that is owned between the two of them.  

You can use mortgages that doesn't require much more than credit scores and down payment such as DSCR.

I am in favor of educational courses but against big time on educational packages that includes coaching and/or mentoring.

I'm glad you have taken your first step with the books and the podcasts.Like you, at the beginning of my investing career, all I wanted was cashflow; however, at the moment, with the rates as high as they are and the rents as low as they are (depending on which market, of course) cashflow could be an uphill battle that may seem insurmountable. 

The main place investors in my area went to finance was local community banks and credit unions.

Every time I do that my Credit Score drops...100 points last time....

I have a 700 credit score also curious how funding works if approved.
