Initially wanted to hold forever but with insurance costs rising/property taxes going up/threats of Hurricanes destroying home, considering cashing out.

Before Ed and I had spoken, at least 4 attorneys and at least 2 title insurance companies had looked at the issue and deemed it an interesting and unique situation that had no easy/fast/cost effective solution.

This deal showcased our effective renovation strategy and commitment to delivering profitable outcomes.

It was the most aggravating part and I thought it would cost us our deal.

I'm not sure what else to do, but we have a month before the new tenant moves in and we'd like to get something done that is cost effective (not tearing out the ceiling again :).

With a calculation being on a deal by deal basis you'll need to go in depth with costs VS profit with both scenarios and timelines. 

There are also additional costs of operating and maintaining an LLC, like separate bank accounts, annual report filings, tax filings, etc.2.
