As a matter of fact, I made an offer for a condo in Harlem just a few weeks ago, enticed by the fact that there will be a new wholefoods at the corner of 125th street and Lenox, but decided to walk away from it because I already own a few high end properties and after reading this board I think I should diversify and give the low end properties a try.

But yes, the inspections are fair, just pull your permits and don't cut corners.

The rehab is a number we can not control much, sure you can cut corners or skimp on certain repairs, but in general rehab cost are what they are.

I started to answer your question as completely as I could and then realized I would be on here until I would have written at least 50 pages worth then it came to me that it would be better to suggest to you that on the upper right hand top corner of this page you can simply put in the search words wholesaling and flipping houses.

Also make sure you have a financial buffer, don't run yourself into a corner in case you happen to have water damage in the bathroom or kitchen that you miss, or whatever.
