He's been in construction for a longtime but mostly doing commercial & some residential work.

The other 3/4ths of the property is an investment property and I'll bet they've been declaring rent and depreciating and writing off expenses on it for their period of ownership.

One is 9 years experience in the construction industry working with highly sophisticated owners, end users, and contractors. 

After the initial construction period and the value is created I should be able to get everyone's money out so their risk is negated.
