The only way to use rentometer is to see what comps they are using and then you can make your own adjustments from there based on size, beds, baths, basement, garage other features and most importantly the condition.

If no then........it can be more complicated but assuming they are to turn the unit over to you in the same condition it was handed over to them, and it wasn't because of smoke damage you can charge them for it still.
