I have had three in the last 10 years and the abuser was held responsible for the lease, but all three bailed as soon as their partner moved out.I would even be comfortable asking to see the judge for clarification once the order is in my possession.

Based on the post it looks like it would be your first rental - everyone's risk tolerance is different - are you comfortable owning a rental that is half way around the world?

Someone you've used onmultiple deals and feel comfortable with.

Custom homes can be very expensive to design, engineer, finish etc.

We also have an engagement period prior to this that covers planning an design work. 

With my architectural background and my wife's interior design background, we are looking at doing some house hacking in the area.  

All your questions- Type of mortgage, location, tenants, etc. really depend on your specific situation, what you are comfortable with, how you are going to manage the property, how much time you have to spend on this effort, etc.

If they are comfortable lending in the US, you should probably get comfortable with borrowing it.
