If not, there is a good chance the property is not Zoned for three u its, which means you can Never get the retroactive permits (which may require "opening up" some walls to see the electric/plumbing behind them).

Depending on what we decide to do with the current floor plans - the kitchens are tiny (upstairs is 8x8) - we may take all external walls back to the studs and properly insulate and air-seal the envelope (likely with closed cell foam as I expect there to be limited wall cavity space).

no, i'm not interested in discriminating against folks based on race/color/nationality/national origin/religion/sex/disability; whether under my own primary residence's roof nor any clients' but actually bewildered that such a detailed act would point out 'race' 'color' and 'nationality' or 'national origin' but not touch upon ethnicity; same for 'sex' but not even touch upon gender identity or orientation.. at least at the federal level.and likewise, what about language?

I've heard stories about homes that are destroyed because it falls into foreclosure and the owners remove appliances, punch holes in the doors and walls and literally damage so much that starting from scratch to replace and fix everything has to be done.In this case, the duplex (both units) had what I described above.

I'd really like to see newbies succeed, but I know you won't as long as you continue to have the fast buck attitude, as long as you keep following schemes and trying to implement systems from some seminar or just try to specialize in putting square pegs in round holes as you might on an assembly line.Success is not doing some deal or doing a deal a month until you hit some wall and get lost then get out of the business, when I say success I mean build a business that can last for your working career or lifetime.

I can say the buying pretty much dries up around the end of October and doesn't pick back up until the end of march/april. that has been my experience from watching the MLS over the last 3 years.Maybe you could get all other work finished during the winter, then list the property un-painted and offer the option of the buyer choosing their paint colors.
