Bought appliances, changed the carpet, cleaned and staged.

Legally, make sure you know what approach you will take and you have all your contracts in order including your liability insurance, cleaning team etc...Professionally, make sure you have a cleaning team, the person who's 24/7 available to answer or assist with any issues etc... 

The only thing that sucks for now is the cleaning.

Those with a clean offer will get considered first.  

The main difference is the insurance carriers costs will include the clean up and stabilization of the property.  

Cleaning us the mess that the last tenant left and was wondering was is a reasonable rate for a cleaning service to do this cleaning for me.ThanksSHE IS GONE --  Can not tell you how good it feels to say that....

Then once it’s yours, you do minor repairs and clean up, market it and resell it as-is.

Then, rate the amount of rehab to be done, from "clean & paint" to "move walls & rebuild".

And in the area I'm looking at, some students will pay a premium to live in an off-campus house that is clean, modern, safe, and with other like-minded students. 

If you bring me shopped around crap, you will be blackballed.I am looking for clean paper with Allonge intact, and borrowers whom are looking to loan mod and are eager to work with the lender.  . . .then you have my attention!
