The problems with using this setup in the instant scenario: 1) the rehab and holding costs are unknown and would have to be estimated which imo would conflict with the certifications in the DoT; and 2) the costs including recordation taxes and fees and doc prep would all come out of OP's pocket up front.

There are mortgage credit certificates-MCC you can get if you're a first time buyer that will give you a tax credit of 20% on all of the interest you pay annually in addition to your tax deduction for the remainder of the 80% of the interest.

If you have any employees, this should be offered to you already.Workers compensation coverage is classified as "retrospective" coverage; you have to get insurance certificates from all contractors (where possible), and you have to keep track of the type of work being done by all (especially the uninsured).
