You don't seem like the right kind of buyer for this property because you're looking to rent and positive cash flow.  

I'm looking to 1031 my current SF rental as I have a buyer with an offer lined up.I am also interested in alternative lenders.

According to an article that I was just reading on the National Association of Realtors site, "home buyers have purchased detached single-family homes more than any other type of home in the last 35 years.

The issue is the girlfriend and I will be quitting our jobs come January and traveling abroad for 4-5 months in SE asia/ NZ, to teach CPR and basic medical training (Volunteering). 

My goal is to qualify a Tenant Buyer and then Assign my interest to the t/b while collecting the Option Consideration.

This would be pretty basic stuff for them. 

I basically made the decision that if I could not do the job well, then I would not do it at all.  

This is quite a competitive advantage over other buyers.

If you have cash buyers and can make a deal work, then you just saved yourself the hassle of looking for sellers.
