I know most wont do that but rental income to me is not going to move the needle when your main income is real estate fee's and building homes etc hard to get excited about 200 a month :)

By the time I finally did my first one ( 90 home build and sell project) I made sure we had no debt on the underlying assets and only took debt on to build the homes plus huge reserves..

x 12 months: $7,488With Depreciation (lets take the 30 year, not worry about re-coup costs, and assume the value is all in the building and none in the land) ~3,333, add in the fact that you have a tax shelter (~$3,000) You've effectively made $15,000Pay off in 24 months: Now lets keep the math simple and pay off 1/2 of the remaining mortgage: 69,000 / 2 = $34,500 - $15,000 = -$19,000!

@Jake Posnerstrongly recommend looking closer to home - OOS investing is more difficult than it's made out to be. andwith rates where they are, there's just about no cash flow right now unless you employ a creative strategy or a combination of creative strategies.if you just buy any old property in any old market, you're not going to cash flow.
