Simple answer to this question is NO, there aren't many similarities between multifamily and single family calculationsAsk the broker for the last 12 months of profit and loss statements along with the current rent roll.  

On the other hand if you decide to sell the house, I honestly would just take the broker's course for $500 and you'll save $9,000 in fees by listing it yourself.

There are no stupid questions here, and if the broker and seller are not able to give answers to your satisfaction, or the deal has issues, walk away.

I followed up with the REO broker and he said that they were required by FNMA, law(??)

Thank you @Wayne Brooks , I wasn't aware of that, will start calling HM lenders tomorrow, to see what alternative options, I might have.Everything the brokers have told me regarding the Short Sales was that the closing has to happen in 30 days, there will not be any extensions..., and we risk losing the deal if we can't close.The rear deck isn't required for occupancy and neither is the fence, that's an option, thank you.

They also use my brokers' license allowing us access to the MLS for retail selling of property and comparable information.
