These properties were located in A or B+ Class areas and targeted young professionals.

I've been doing a lot of research & talking to realtors/pms/contractors but I think talking to folks that are in the same boat as you can bring in some unique insights.

Owen,Here are my 2 cents, for the cost I don't like it because it still needs more work (which isn't the main issue for me but still a negative) and it's in a C class community which I don't like for something that will run for over 1M.

The networking with other investors and REI classes to help you get started are a whole lot cheaper than the Rich Dad training they offer. 

I am in the same boat, I switched to self employed and have been doing much better but it is hard to find a small bank that doesn’t sell the mortgages so they don’t have to dress them up as much. 

If you are investing in D class housing, yes, that's likely going to happen.

A 5.7% cap for a class B or C facility is a strong ask in the market.
