Even when I price a unit well, I find that the people who come see it seem genuinely interested and then just slowly disappear and I never hear back after the first followup.The strategies I've started using are:-scheduling open-house style showings during a specific window of time so I don't have to make 8 separate appointments-sending reminders to each person who expressed interest before a showing (even if they weren't sure they could make it)-follow up with tenants that I really liked or who expressed the most interestI'm interested to hear from others on the forum what kind of tips and tricks you have to get tenants to seal the deal.

The limiting factor for our investment is the 6 months reserves required for our current mortgage and the mortgage of the investment property.The lender recommended opening a HELOC for the reserves.

I think it's a cool idea but I would charge a "per property" fee rather than a "per month" fee.This way it opens you up to owner-occupants and primary residences as well as investors.

.- The ROI on house hack reno is 100% (will recoup all costs within the first year)- Concerned that this semi-split set up  may not be very appealing to future renters once I move out in 5-6yrs and rent it out- It looks fine cosmetically but closing off these levels makes the house feel somewhat less open.- Located in suburban area.Tearing down two walls and removing the upstairs w/d would not be very expensive so if it would be worth it to do this prior to moving out, it is something I would consider.
