I was tempted to invest in additional loans until I tried to find out what their rate of defaults was from the inception of their company.I sent dozens of emails and made a whole bunch of phone calls and got an answer on everything OTHER than what I asked.From doing research on the internet I THINK that the answer is not that goodThe loan that I made matured on 8/25/17 and they will not answer me as to when the funds will be paid back.

Why is the renter paying your down payment and agreeing to buy at a $30k premium in 3 years, plus shelling out an additional $500/month until then. 

I currently own 20 units, and still work full time self employed as an insurance agent, so I am looking for a CPA/Tax prep that is knowledgeable in the RE space.

We pay $750 extra towards the mortgage and have annually made $5000 or $6000 additional payments to the mortgage (4% 30 yr fixed). 

It is an additional tear down cost to get the land grade ready.

With the work that I have been doing (new construction, addition, full Gut, Renovation) my costs are roughly $170/sqft (depending on finishes, this was a really nice finish look) $120/sqft , $80/sqft, $70/sqft... in that order.
